My only direction was, "Do whatever you want and help yourself to the extra accessories, pillows etc. in the guest room closet." WOW! Now, that is the start of a great day.
This town home located in Belvidere, IL has been on the market for sale by owner. After not selling, the owners decided to list with an area Realtor. Not only do they have the expertise of the Realtor in regards to marketing and selling the home, the Realtor brought in Simply Staged Inc. to stage the home.
When Simply Staged is called in to stage an occupied home, most home sellers like to do their own packing. However, some are unable for different reasons and hire the stagers to pack as well. That was the case in this home. Lots of packing & lots of fun!
Here are some before/after photos. (We staged the home with the seller's belongings. It was not necessary to bring in any additional accessories.)

Wow, Michele. You did an incredible job. I especially liked the changes in the entry and more specifically love the close-up.
Congratulations. Your post is being featured in the group Staging Before & After Pictures.
Kathy
Thank you Kathy! There is so much more that I did not include pictures of. Wonderful when you have lots to work with. Thank you so much for the feature!
See what happens when someone just turns you loose. You go girl... what a great job, and how fun to have so many great things to work with.
Nice job ... and what fun to have such freedom to do a nice job!
Michele, You made the entryway more spacious and the L/R looks like a model home. Just fabulous!
Michele; you took a house that looked "pretty nice" to Awesome! How nice to have a Raaltor and a homeowner who both trusted your abilities. Great staging!
Michele ~ Nice job! I like the way you opened things up. It's great that you were able to use the homeowners things.
Thanks Donna & Sandi! It was a joy to have so many choices.
Thank you so much for your kind words Cynthia. The only thing I was not allowed to move was the TV.
Thanks Peg. I am honored they had such trust.
You are right Kathy- Wonderful on the budget when you can use the home owner's belongings. It really did feel much larger and more open by reducing the amount of furniture/accessories.
That looks like a dream job. It's great that they had decent furniture. What about the pieces you removed? Did you have to haul them out as well? Great job!
Great work and beautiful transformation. I am sure this will sell quickly-it is staged to sell!! I love every room. You had really nice pieces to work with and did an excellent job of trimming and exposing the bloom!! The home blossomed.
Michelle-Great job. Isn't it fun when the owner has some really nice things to work with. I really like doing occupied stagings. You really have to pull out the creativity which you did in an awesome way!
It was a fun job Lori. We had lots of storage in the basement, so the extra pieces went there.
Thank you so much Cathy. The sellers were a joy to work with.
Thanks Liz! I enjoy working on occupied homes too. Fun to show the owners new ways to showcase their home.
Absolutely beautiful. I can't believe the difference. It looks so much cleaner and cozier. Great, great job. !!!!
Thank you Chrissie, I appreciate your comments!
Much more usable space, it was too confusing and you couldn't focus on the house. Way to bring it together.
I bet the owners were thrilled with how it turned out and using their wonderful things too! Great job Michele!
Cindy, I too found it hard to get past the "stuff" and see the home. Beautiful town home and belongings, just to much for selling.
Thanks Karen, they seemed very pleased and said they were going to have me back to stage their new home. I look forward to it.
Very, very nice Michele. I love trying to use what the homeowner has. Fortunately they had some very nice things to work with. Not always the case of course.
Yes, there certainly was a lot of great pieces to choose from Karen H. It is always nice when we don't have to bring in rental accessories. The home owners is able to see their items showcased in a new way and it is easy on the budget.
Michele, the transformation is really amazing! Subtle changes that make an incredible difference. Great work!
Thanks Annie! :)
Michele, you did a fabulous job, I especially love the transformation in the living room and the entry! I teach staging classes and for our class project we stage a house using only what they have and the transformations are always amazing regardless of what was in the house. But every now and then... we get a house like this, with accessories stuffed in closets and cabinets, nice furniture and loads of potential - and then it is a dream project! Excellent job, Michele!
Thank you Joanne. This was indeed a dream project from the aspect of having lots to work with. I recognized it the second I walked in the door and could not wait to get to work. The sellers were most accommodating.
Since you were able to do all of this with just their own things, they must be wondering why they didn't call you in a long time ago for a "stage to live" or redesign! I hope they are moving locally so you can help them set up their next home. Lovely job!
Thank you Pangaea! During the staging I found out they are actually moving to the town where I currently live, about 40 min. from their current home, and they have asked me to provide move in services for them when the home sells. I appreciate your kind words!
Michelle, awesome job! You really streamlined everything and made it simply elegant.
Michele,
As always, another great transformation! What a difference you have made in the way this house will show. The living room area really needed help and you gave it exactly everything it needed! ;)
Thanks Tanya!
Thank you Michelle. We really had to edit the home for selling, but it sure was great they had so much to work with.
Very nice Michele - Love the way you applied re-design principles (the lamps and chairs look much better in the other spaces). What a difference you made. I wish I had carte-blanche with most of my jobs. Makes it an easier and enjoyable project. Keep it up!
Thanks Dale! I am finding more and more sellers willing to make the changes in order prepare for market. Sharing your success stories with them can be the biggest motivator.
Hi Michele - You always do such beautiful work! I especially like how you made the family room simplified - it looks so much more welcoming! The focus for my business is to use what people own as much as possible in order to make it affordable. Your work is a great example of that! I really enjoy your posts with all the photos! What kind of camera do you use? Thanks for sharing your work!
Thank you for your kind words Debby. I use a Panasonic DMC-FZ18. Although, I have to say I am itching for an upgrade - thinking later this year. Good luck in growing your business in WI - we are practically neighbors.
