Does a vacant home have the draw of a staged home?
This staged home brought the buyers back FOUR times. They fell in love with the home the first time they toured it, but it was more than they wanted to spend. Something about the home kept them coming back and ultimately they decided to purchase the home.
If the home would have been vacant do you think it would of had the same connection that kept them coming back? It is located in a subdivision with heavy competition. The staged home sold, while the competing homes still have "For Sale" signs in their yard.

Nope, no connection. Vacant feels sterile, cavernous, flawed...lacking imagination, etc. The staged home gives it purpose and direction and they want to buy with purpose. Good job.
I think staging fills in the imagination of people who can't visualize what a home would look like with furniture and decorations.
That really speaks highly of your work for someone to come back four times. They really had to love it! Congrats!

The stats show that vacant homes are vunerable to low-ball offers. Selling a home vacant is a guarantee that you will loose at least 5-10% of your home's value. No emotional connection = low ball offer.
Congrats on the success! Hopefully, the Realtor saw the value in what you did - I can't imagine how they couldn't!

Kristina, Thanks for your comments - I like those vases too! The greens are looking a little bunched up in the photo - but were adjusted and look better in person. Would have loved to paint the walls, but the homeowner just repainted the entire house White.

Just beautiful. What a difference a furnished room compared to a vacant room offers.
Buyers have such a difficult time visualizing items in a room, your magic did the trick.
