Give Them What They Want!

What do they want?  RESULTS! 

On the heels of several staging successes, I decided to share the results with area Realtors.  I sent an e-mail with one photo of each home, indicated "days on market" prior to staging and "staged and under contract" days! (of course your stats need to be impressive and it helps to have multiple examples)

I asked the simple question, "Are you realizing these results with your listings?  If not, maybe it's time to try staging".  (And my contact info & photo)

That was it.  The e-mail resulted in several phone calls, jobs and requests to forward my e-mail to their clients.  Realtors wanted to show "results" to their home sellers in order to sell the idea of staging.

I have sent e-mails, newsletters, mailings etc. in the past with good results, but you can't dispute acutal "results".  Share your successes in your area and I would guess you will see similar "results".

Michele ~ Good idea!  I think people in general like to hear/see actual results and I'm sure the pictures you sent along with those stats put the whole picture together for them.

Michelle- we do something like that as well!  I can tell you it works- some people have to see it in black and white !

We include these every month in our newsletters.  When we have a large number of them in the same month, we will send out a supplimental newsletter as well - this month will probably be one of those months for us.  We already have 3 homes under contract that are far exceeding the standard DOM.

Michelle, this is a wonderful way to keep the sharing process simple. Even when one doesn't have a regular newsletter to send out a simple e-mail with the results will (as you have shown) get results. Thanks for the great tip!

Michelle (and Yvonne), I think your stats are a great idea and Yvonne's too, by sending an email (cheap).  I try to keep it simple; number of years in the business (four - which for around these parts, is a great long time), number of houses staged and number of those houses that sold.  I send an email announcing a 'coming soon' and show my staged pictures.  I try to include before and after pics.  Then, when the house goes pending, I send the same email stating it's in escrow.  I do get calls off the emails. 

Thanks for sharing.  It reconfirms that I need to keep doing what I'm doing and to maintain those stats.

Terrylynn, thank you for your comments.  You are right.  Results speak for themselves and the word will spread.  Help the word spread faster by sharing your successes through e-mail, newsletters, mailings etc.  In our area, where staging is a newer concept, it is still necessary to prove the value of staging.  No better way to prove it than positive results!

You are correct that when you show the numbers to a seller they really don't have a choice but to do it! I'm amazed at how quickly they realize that if they don't stage it, that they may end up spending thousands more than the cost of the staging in mortgage payments while they wait for an offer.
